A clean, functional unit sets the tone for the entire tenancy. [ ] Change all locks or re-key the cylinders. [ ] Test all smoke detectors and carbon monoxide detectors. Replace batteries. [ ] Replace HVAC air filters and write the date on the new filter edge. [ ] Check all plumbing fixtures (sinks, toilets, tubs) for drips or leaks. [ ] Flush toilets to ensure they run and stop properly. [ ] Test all appliances (run a short cycle on the dishwasher, check fridge temps, test oven burners). [ ] Inspect grout and caulk in bathrooms/kitchens; recaulk if moldy or peeling. [ ] Check all windows and doors to ensure they open, close, and lock smoothly. [ ] Collect all keys, garage remotes, and fobs. (If they don't return them, charge for a re-key). [ ] Check walls for excessive holes, unauthorized paint, or damage beyond normal wear and tear. [ ] Test all appliances for damage or missing parts (e.g., missing fridge shelves). [ ] Inspect flooring for deep scratches, pet stains, or burns. [ ] Check all doors and windows (Are any broken? Do the locks still work?). [ ] Look inside cabinets and drawers for trash or damage. [ ] Run the water in all sinks/tubs to ensure they aren't clogged. [ ] Check the yard/exterior for abandoned items or trash. [ ] Take photos/video of ALL damage before cleaning or repairing anything. [ ] Get their forwarding address in writing for the security deposit disposition.
